| You had you home listed and it didn't sell. Now what? There are only two reasons your house didn't sell: 1. Price 2. Marketing Was your house over-priced for the market? Have similar homes in your direct vicinity sold for the same money or better? Has your real estate agent spoken to you about reasons why your home did not sell when others on your block or around the corner have? Did the RIGHT BUYERS know your house was available? Did your agent and/or his staff promote the availability of the house by canvassing the neighborhood? Did your agent host a "Broker's Open House" to promote your property and build awareness in the broker/agent community? Was your home placed in the Multiple Listing Service with a fair commission guaranteed to cooperating brokers? Was the house advertised locally (in the town's newspaper), regionally (in Newsday or The New York Times), and on the Internet? As a Realtor, my job is to promote my clients' homes to two distinct groups: The General Public, and the Realtor Community. We market homes to the General Public through advertising in print, on the 'net, and direct marketing (mail and phone). We market homes to the Realtor Community through the Multiple Listing Service, Special Promotions (Broker Only Open Houses and above-average commission splits), and personal contact (my personal network of associates both in and out of my own brokerage). Prudential Douglas Elliman is The New York Times largest Real Estate advertiser. Not only do we regularly publish a Two-Page Centerfold, we also distribute our PROFILE magazine (view it on-line HERE) to subscribers of The Sunday New York TImes. We additionally publish Two-Page spreads in The International Edition of The Wall Street Journal and publish classified and full-page ads in Newsday. As you may have guessed, I also take extra-ordinary care in promoting my listings on the internet. Not only through the site you have been currently surfing (www.terrywoods.com), but also through the Prudential Douglas Elliman's own web-site and portals. 75% of all house buyers' now begin their search for a new home on "the web." NEW: We have just begun a 'Strategic Alliance' with YAHOO!, one of the internet's most popular search engines. Further, in marketing to the General Public, it can truly be said, "bigger is better." Our sixty offices from Manhattan to Montauk gives us access to a widest market of any competing broker. The buyer for your home is likely already a client seller with our company. In our relations to the broker community at large, we have a reputation for fairness and integrity, as well as for providing fair and above-average commissions. Additionally, my personal reputation and network of contacts acts as a 'double-guarantee' to my associates in the community. If your home has "expired" from the market and you live in Nassau County, I urge you to CONTACT ME. I will come visit your home and give you an assessment outlining what needs to be done to sell your property, an explanation or our marketing plan, and an in-depth analysis of recent home sales. |
